Renters Guide

Renting an apartment in Manhattan is an experience that can be stressful and frustrating if you are not familiar with the New York process.
Our relationships with landlords and management companies will be an invaluable tool that will help make this experience as pleasant and painless as possible.
 
Remember, finding a great apartment is only half the job, being able to rent it is the other.
 
What do landlords require?
The basic requirement is that you annually earn 40 to 50 times the amount of the monthly rent, and that you have a good credit rating.
If you do not qualify financially or do not posses a US social security number you may have the option of using a Guarantor.
The first step that will start the process once an apartment is found is completely and legibly filing out an application form.
This is your introduction to your potential landlord.
 
Every landlord has their own deal requirements the following is a list of documents that may be requested to secure an apartment.
 
 
 
Letter of employment
On your company letterhead, the letter must state your position, length of employment or start date and your annual income including bonus. The letter must be signed by a person authorized to verify the information provided.
 
 
Pay stubs
A copy of your three most recent pay stubs or a bank statement with direct deposit clearly identified.
 
 
Tax return
Only the “top two pages” of your 1040 signed by both you and the tax professional that prepared them are required. If self employed you may need to provide “Schedules”.
 
 
CPA Letter
If you are self employed, own your own company or are primarily an “independent contractor” You will need a Certified Public Account to write a letter on their company letterhead stating your profession annual income and how long they have been your accountant.
 
 
Landlord Reference Letter
If you are unable to get a letter; have the name, address and phone numbers of your landlord ready.
 
 
Bank statements
Your three most recent statements from your checking account, savings account or any financial institution should do.
 
 
Brokerage Accounts
In some cases a landlord may request verification of additional assets. Balance sheet of investment accounts, 401K, savings or money market accounts.
 
 
Identification
Many landlords require a clear copy of a federal or state issued photo ID.
